A land lease community is a modern, purpose-built residential community where you own your home outright but lease the land from the community operator. It's a smart, contemporary approach to independent living — one that removes the burden of land costs, stamp duty and exit fees, freeing you to enjoy a richer, more connected lifestyle.

Is there a weekly site fee and what does the site fee cover?

Yes, there is a weekly site fee at Sovereign Rise.


Our site fee covers the ongoing care and operation of the community.


This includes the land lease, maintenance of gardens and streetscapes, shared facilities,
council rates, and the support of onsite staff such as the Community Manager and grounds
team.

Am I eligible for rent assistance?

Many residents who receive a government pension are eligible for rent assistance, which can help reduce weekly site fees.

Are there any body corporate or hidden fees?

No.

Will there be caravan and boat storage?

Can I park my car or visitor’s cars in the community?

Residents can park in their own driveway or garage, and visitor parking is available across the community — including 13 spaces at the Clubhouse. All driveways are 5.5 metres in length, providing additional space for a visiting friend or family member to park conveniently.

Is the outdoor swimming pool heated?

Yes, the pool will be heated.

What is the timing of the first homes?

The first homes at Sovereign Rise are anticipated to be complete in late 2027.

Is the site affected by flooding?

Sovereign Rise is not located in a high-risk flood area, offering you added peace of mind.

requirements.

Do I pay stamp duty when purchasing?

No. There are no government charges such as stamp duty, and no additional costs for contract preparation.

What laws protect home owners in land lease communities?

Your security as a home owner is protected by law. The Residential (Land Lease) Communities Act 2013 ensures that your site agreement remains in force regardless of any change in community ownership. The owner of the community must honour all the terms and conditions of your existing site agreement.

Can I bequeath my home to loved ones?

Yes. Your home is yours in every sense, including as part of your estate. Upon your passing,
your home can be bequeathed to your beneficiaries.

Is Sovereign Rise pet friendly?

Your beloved family pet is warmly welcome.

To ensure the comfort and enjoyment of all residents, we ask that each household keep to one pet, which is subject to approval under our community rules.
